SUSTAINABLE SOLUTIONS
Burgeoning Symbiosis is a community that fosters resilient & caring community and promotes multi-generational living within an ecosystem.
It consists of terrace houses of a size of 22 feet wide, with length variation from 70 to 90 feet, with prefabricated & prefinished living modules of various sizes, to be fitted into a steel grid-like structural frame, which can be stacked upwardly in accordance to the needs and growth of individuals and family.
Biophilic design approach is adopted to achieve environmental sustainability of community lifestyle in 2030. Greeneries in module form can be flexibly integrated within the house, and well-designed linear parks (front facing, rear facing), pocket public parks which are distributed throughout the community, with miscellaneous amenities are reachable and visible from terrace houses.
Burgeoning Symbiosis’s biophilic design strategies are as below:

Use of Views – modules like greenery module, Lankan (balcony) module, and void, can be flexibly arranged and installed to enable occupants to obtain views towards other spaces vertically & horizontally, and outwardly towards public parks

Biomimetics – naturally “growing” terrace homes resulted an undulating streetscape of rows of terrace houses mimics the biological processes of a living organism; undulating linear landscape at public park is simulating natural hilly landscape, creating an interesting figure-ground relationship among houses, occupants at street level, and the landscape.

Standardised wholes – the modules are factory produced standardised products, inserted into frames, stacking randomly, however, forming a rhythmically standardized façade

Growth and Efflorescence – like any plants blossoming, harvesting of vegetations on green modules provides food to the house owners, or option to be sold weekly (ripe vegetables visible at street level) at the markets at the linear park, where house owners & their relatives (by invitation) gather and socialize.

Filtered and diffused light – natural light emission through porous surface of green modules, void, and skylight results the interior of terrace house to be naturally illuminated & elevate comfort.
Each terrace house within Burgeoning Symbiosis neighborhood is equipped with bicycle parking rack and less parking spaces at front porch, where public transport is foreseen to be better developed, and amenities are planned to be reachable by bicycles.
MODULAR CUSTOMIZABLE & EXPANDABLE
The main characteristic of the terrace houses in Burgeoning Symbiosis, is that the house is “People-Centric”:
[1] Spatial Flexibility
a. Flexible Change of Use of Space
Living module, multipurpose work & play module
Learn & Work from home seems to be a growing norm, and will be essential in 2030. Living module, multipurpose work & play module are equipped with sufficient powerplugs that are ever ready to be converted into learning & working space, and vise versa.
Covid Isolation Module, Augmented Reality module
covid isolation module (a compact bedroom with small working space) is ready for home owner to be inserted into their house (preferably 1 module on every floor), to be prepared for immediate isolation in case any family member is infected.
b. Home Renovation
Should the home owner desires to renovate the house for growing lifestyle, the modules within the house can be reshuffled to form a new floor layout, or certain modules can be traded off and new modules can be purchased to form new layout or large space.
The renovation process is much easier than conventional process. After building plan approval is obtained from local council, home owner just need to engage a contractor with mobile crane to reposition the modules for the renovation works.
[2] Financial Liquidity
The house can be easily "adjusted" & "liquidated" for the ease of cashflow to suit the financial needs of home owners.
Modular components of the house can be traded off at online trading platforms, ie. The home owner can "trim off" their home for the time being, instead of disposing off the entire property, which might be difficult for them to purchase another house at their ideal location again.
Similarly, house owners can easily purchase or exchange with other home owners to add on new modules whenever their financial situations improve, or desire to grow their lifestyle – dwelling grows from single-storey terrace home for single professional, and subsequently adding more storey for couple living, small family to multi-generational family, where scale and complexity of spaces grow over time.
With the above flexibility and liquidity, it will enable the house to be more adaptive to future ever changing lifestyles.
Co-living, co-working terrace house
With the tendency of people relocating the working space back to their home, and the co-working trend likely to accelerate and thrive in the future, co-living and co-working configuration is achievable within a terrace house itself, or through configuring an entire terrace house to become a co-working dwelling unit, and to be accessible from terrace house on both sides, through the openings with fire-rated doors on party walls (provided all 3 terrace houses are owned by same owner).
MODERN METHODS OF CONSTRUCTION
The construction method of Burgeoning Symbiosis consists of a hot dipped galvanized steel structural framework coated with anti-rust paint, to be bolted onto a cast-in situ concrete foundation, with prefabricated & prefinished modules of various sizes and functions to be inserted, arranged in accordance to home owners’ desired layout, and affixed into steel frame. The benefits of adopting prefabricated prefinished modular system are as below:
Better quality
Modules are completed with internal finishes, fixtures and fittings in an off-site fabrication facility, before it is delivered and install on-site. Off-site fabrication in a controlled factory environment can produce higher quality end products.
Faster
Adopting prefabricated prefinished modular construction will tremendously shorten the construction period in comparison with conventional construction method, hence faster delivery of better quality homes to purchasers.
Cheaper
Employing less construction workers on construction site and dealing with less construction defects will lower down construction cost and administration cost.
Better scoring for CIDB IBS scores
Better quality and lesser defects will lead to higher IBS scores, and developer will be delivering higher quality products to purchasers with better reputation in return.
TECH-INFUSED/ A HOME BRAIN
Smart technologies will be popularized and affordable in 2030, hence the terrace houses in Burgeoning Symbiosis will be equipped with smart technologies - interaction center, smart lighting, home security, smart R+T, smart HVAC, home entertainment, seamlessly embedded with the daily lifestyle of the homeowners, for optimizing efficiency of living in 2030.
These terrace homes are functioning like BRAINS that manages occupants by helping their daily need using smart technologies, which are accessible to all ages.
With the outbreak of Covid-19, health awareness has been raised, particularly at home.
Wearable health smart devices will collect data, analyses and broadcast on smart displays installed in living or bedroom modules, where they will be visible to tenants to create awareness.
A special module called SPRS module (“Sanitization & Parcel Reception Serambi” module), functioning a segregated space from the private living area of the house. Not only it is space for sanitizing and storing received parcels, a space for entertaining non-family members before they entering the private areas of the house, it is also equipped with smart temperature scanner, smart sanitization system and shower area for tenants before they enter their homes.
Should the tenants be infected, they are able to take the private lift or staircase (equipped with sanitization system) to access to the covid isolation module, or the larger isolation module at rooftop level. A more spacious Covid isolation module, and augmented reality module are available to be installed at top most level, where Isolated family members can rest, work, and meet their fellow colleagues and family members using AR technology in this module throughout their 14 to 21 days isolation period without getting disconnected with their acquaintances.
A brightly lit terrace rooftops signaling a covid isolation community will create awareness among the neighborhood, but the bright night scenes will bring hope to the Uncertain Future.
